Hub Transport Rule with 'and' operator in conditions

Hi,

I would like to create a hub transport rule to filter emails where the subject contains two distint text strings. I only want this rule to apply when both strings are found.

By default Ex2010 appears to create HT rules with a OR operator, is there any way to force an AND?

e.g

Apply rule to messages

   when the Subject field contains 'string1' AND 'string2'
